TIPS FOR SETTING GOALS

Everyone’s goals will be different based on an overarching theme. Are you hoping to get out of debt? Create new income streams? Improve your relationship with money? Choose an overarching theme for your goals and it’ll be easier to come up with a few.

This year my theme is “boundaries”, “work-life balance” and “delegation.” I want to continue to grow my real estate business, but my next step is to delegate and scale.

Here are 5 hacks for goal-setting:

  • Give yourself 15 minutes to jot down as many goals as possible. Is there a theme?
    • Brain dumping is such a useful tool. Our minds are cluttered with thoughts that are crying out for attention. Dump them all out with pen and paper and then review. Is there a particular pattern about what you want to achieve this year? Prioritize those first.
  • Stay realistic. Don’t set overwhelming goals that you will give up on in a few weeks time.
    • Ex: You want to lose 50 pounds this year. Instead, set a goal to exercise 3 days a week for 30 minutes a day. Once you’ve formed that habit then you can adjust your routine to further your progress.
  • What area in your life are you feeling behind on? Fitness? Debt? Self-development?
    • Ex: You constantly find yourself feeling like you’re lacking knowledge on investing. Take 5 minutes and buy The Broke Millennial Takes On Investing. Read 30 minutes of it a night and you’ll find yourself feeling more comfortable with investing.
  • Write your goals down and announce them to friends.
    • How can you track your progress if you don’t know what your goals are? It is extremely valuable to jot your goals down and reference them throughout the year. Many paper planners have a page where you can write your annual goals and that way you always have them available. (I personally am using Ponderlily’s planner this year.)
  • Prioritize your goals and make a plan to achieve them.
    • How will you actually achieve these goals? If you’re planning to Max out a ROTH IRA, you need to open an account first and figure out how much to contribute every month! Give yourself a step by step guidebook to make your goal-setting more effective.

22 Personal Goals To Set In 2022

1. RAISE MY INCOME BY 30%

Ever since I became a Realtor 4 years ago, I’ve watched my income continuously grow. There is so much opportunity in the world of real estate and I’m grateful I discovered it.

How I’m doing this: I plan to increase my income by growing a team of successful Realtors, and marketing my digital course (more on this later!)

2. TRAVEL OR HAVE A VISITOR EVERY MONTH

I absolutely love traveling and COVID has significantly affected my travel plans. I’ve racked up quite a few credit card points for travel and I’m itching to use them.

How I’m doing this: I’m planning a few big trips for this year and then sprinkling in some little trips visiting friends and going to weddings!

3. READ 12 BOOKS

I set this goal for myself last year and surpassed it! I found that reading 1 book per month was very achievable and it ended up being one of my favorite new habits. I’m hoping to read more than 12 books this year too, but I do not want to set an overwhelming goal so I’m keeping it at 12 for now.

How I’m doing this: I’m following Reese Witherspoon and Ashley Brooke’s book clubs as well as reading some self-development and finance books that are already on my list.

4. GROW MY TIKTOK TO 100K

Do you follow me on TikTok yet? I grew my community there to almost 23k followers last year! I’m hoping to expand to 100,000 followers by 2023.

My goal for expanding the community is to monetize it in the future and create another income stream.

How I’m doing this: I’m working on creating more educational and shareable content that my readers are interested in. I’m also collaborating more with other finance bloggers and influencers.

5. GROW BLOG READERS TO 10K/MO

I’m going to put my head down and focus more on growing this blog community in 2022. I absolutely love working on it but sometimes it’s hard to make time for it between my job and side hustle.

How I’m doing this: Mastering SEO, growing my Instagram and TikTok, and collaborating with other bloggers via guest posts and podcast interviews.

6. GET FEATURED IN FORBES & BUSINESS INSIDER

This is a loftier goal but I would love to be featured in Forbes or Business Insider!

Last year I was featured in Business Insider twice, (A 26 Year Old Real Estate Agent Saved $100,000 in 4 Years Thanks To 3 Smart Money Habits; How To Win A Bidding War On A House), Money Magazine, and Realtor.com. Being featured in Forbes proved to be harder so I’m still working on that one!

How I’m doing this: I’m reaching out organically to Forbes and Business Insider writers and hoping one of my emails will catch their eye.

7. FINISH MY BACKYARD

All that is left is installing some scallop rocks bordering the garden beds and planting a few more plants. I’ll publish a blog on our final costs when we finish it.

How I’m doing this: Telling myself I need to do it before the Florida heat is back!

8. LOVE EVERYTHING IN MY CLOSET

Since I’m incredibly frugal I don’t buy new clothes very often. This year I want to clean out my closet and start working on a wardrobe where I enjoy every article of clothing! I’ve been gradually doing this at the start of every season but I struggle with holding onto things because “they’ll be back in style” or are sentimental.

This is a great goal to set for everyone- it’s easy to hoard clothes and items you never wear. Clear out your closet and donate or sell your clothes!

How I’m doing this: I’m observing which articles I avoid when I get dressed every morning and using FashionPass (it’s a clothing rental subscription where I get about 12 items of clothing a month for $80! Use my referral code KSENIYA for $15 off!)

9. HIRE A CLEANER EVERY MONTH

I had a cleaning company come out to my house twice last year and it was amazing. They reached every nook and cranny and left my house sparkling. Paying for a cleaning service is one of those luxuries I’ve always dreamed about but found frivolous. After trying it out I think the amount of joy it brings me far outweighs the cost.

How I’m doing this: I’m budgeting for a cleaning company every month. If it gets to be too expensive, I can pause for a few months before starting up again.

10. SELL $25 MILLION IN REAL ESTATE WITH MY TEAM

I started the Korneva Home Group last fall and it’s growing quickly! I now have 4 agents on my team, 1 marketing director, and 1 showing assistant! It’s been a whirlwind of a few months but I’m excited to continue training and encouraging my agents to meet their goals!

How I’m doing this: I’m having weekly check-ins and monthly trainings for my agents where I teach them everything I know so they can grow their business quickly.

11. BUY AN AIRBNB PROPERTY

I have been wanting a rental property for a while, but after some research I’ve decided it would be best to have a short term rental property since we live in Florida!

The Florida market is booming so finding a property can be difficult, but I’m keeping my eyes peeled.

How I’m doing this: I’m scouring the MLS and asking around for off market properties that would be good Airbnb options. Ideally I want a multi-family property.

12. IMPLEMENT “CREATIVE CEO” DAYS

I fell into a bit of a creative rut last year because I was being pulled in so many different directions. One of the things I love most about real estate, this blog, and my side hustle is my ability to be creative and come up with new ideas. When I get caught up in the daily grind, I lose the chance to be creative and my work and life suffer because of it.

I need to give myself time to be creative.

How I’m doing this: Setting aside 1 day a week where I can just focus on creative projects, thinking, and getting inspired.

13. MASTER SEO

I’ve read a few books on SEO and have been implementing the tactics as I go but there’s still so much left to learn.

The difficulty with SEO is that it takes a while before seeing any progress. It really tries my patience at times but I am staying consistent and continuing to implement the tactics!

How I’m doing this: I enrolled in an SEO course from Mike Pearson and am planning to get started this month.

14. MAKE $10K FROM MY SOCIAL MEDIA FOR REALTORS COURSE

Right before the new year, I launched my course: Post to Profit: A Realtor’s Guide to Instagram, I worked on this for months and dumped everything I knew about getting clients from Instagram into it.

Right now most of my audience are buyers and sellers, so I need to reel in some more Realtors so I can gain more traffic to my course.

How I’m doing this: Growing my Realtor audience and marketing the heck out of this course on numerous platforms!

15. GET PAID SPEAKING GIGS

Since I’ve managed to figure out the ins and outs of using Instagram to grow my business, I’ve had quite a few people reach out to me for tips. I really want to challenge myself to land paid speaking gigs at brokerages and potentially even conferences!

How I’m doing this: I’m starting by teaching a course at my personal brokerage and then I will be reaching out to other local brokerages to teach there.

16. TAKE 2 DAYS OFF/WEEK

Being a Realtor, weekends are prime time for showings and open houses but I miss having time off to hang out with my fiance and exploring Tampa.

Last year I hired a showing assistant who has helped tremendously with my work life balance. I’m also delegating more work to a marketing assistant.

How I’m doing this: Booking all of my showings for weekdays and taking Sundays off. Focusing my lead generating efforts on social media rather than open houses to free up a huge chunk of my weekends!

17. BUY A HOUSE WITH MY FIANCE

Once my fiance graduates from college, we’re hoping to buy another house together using his VA loan. I’m really looking forward to going through the process together this time and having him become a homeowner!

How I’m doing this: I am setting money aside for the closing costs and a downpayment in case the VA loan option doesn’t work out!

18. STAY IN MY OWN LANE

Whether it’s real estate or in blogging, I find it very difficult to give myself grace. I often catch myself comparing my success and journey to others’. I’m going to try to focus more on my own progress this year.

How I’m doing this: Reminding myself that I don’t know the full story when I see people’s progress. We only ever see the tip of the iceberg and not all of the work and struggles that it took.

19. PRIORITIZE MY BOUNDARIES

Are you a people pleaser like me? I find it nearly impossible to say “no” to things! I’ve gotten better over the years but it still plagues me.

I’m also focusing on only working with clients who respect me and trust my judgment. I’m grateful to be in a place in my business where I can finally pick and choose who I work with.

How I’m doing this: Literally saying “no” to plans that do not bring me joy!

20. MAX OUT 401K & ROTH IRA

I want to continue saving for retirement by focusing on maxing out these two accounts!

The maximum contribution limit for 2022 for a 401k is $20,500 and for a ROTH IRA is $6,000 (please check these to confirm).

How I’m doing this: My goal of earning 30% more income will help tremendously to max these out.

21. DRINK LESS ALCOHOL (2X/MONTH)

I currently do not drink often, but I want to limit it even more to just twice a month, socially.

How I’m doing this: I’m only allowing myself to have a drink twice a month.

22. POST 1 BLOG POST A MONTH

Keeping up with this blog requires a lot of work and creativity. Between running a real estate business, a real estate team, and my side hustle, I often let it fall to the backburner. My goal for 2022 is to focus on making this a priority.

How I’m doing this: Making 1 blog post a month be a non-negotiable. I’m also dedicating time to learn SEO so I can make this blog more successful.

What goals do you have? Was this helpful in helping with your personal goal setting?
